A developer behind a planned 32‑home mini‑house estate in Akaa has filed for bankruptcy, leaving four nearly finished homes and debts of about €700,000.

A developer behind a planned 32‑home mini‑house estate in Akaa filed for bankruptcy on Wednesday in the Pirkanmaa District Court. The company is registered as Tupla‑J Rakennus and trades as Helmitalo; it had planned 32 houses of 45–73 square metres for the Männikkö area of Viiala, with municipal infrastructure already in place and construction due to start by 2027, according to its website.

Court papers attached to the filing say the company has about €700,000 in debts and €75,000 in receivables. Four recently signed house sales were cancelled within two weeks, leaving the business with no ongoing work or cash flow.

Four homes sit nearly finished. The papers include a plan to complete each customer’s house.

Helmitalo markets itself as having more than 30 years’ experience. However, the current firm was registered in August 2023; its turnover has been just under €2 million and it recorded losses in both 2024 and 2025.

The filing was reported by YLE. It comes amid a wider trend of housing‑sector bankruptcies across Finland, including a record number of housing company bankruptcies last year that left multiple 'ghost houses' nationwide.
