Lujatalo and Balder Finland said they will build an owner-developed service centre of about 7,700 leasable square metres in the new Peltolammi–Lakalaiva district, part of a larger area centre that will include school, daycare and housing for around 2,000 residents.

Lujatalo and Balder Finland said in a press release that they have signed an agreement to build an owner-developed service centre in the Peltolammi–Lakalaiva district in Tampere.

The project is part of a larger area centre that will include a city school, daycare, library and youth facilities, plus housing for about 2,000 residents. The property company Kiinteistö Oy Tampereen Peltolammi-Lakalaiva Palvelukeskus will house both public and commercial services.

The service centre will offer roughly 7,700 leasable square metres. Planned facilities include Tampere city sports facilities and mobile library services, services from the Pirkanmaa wellbeing area and a Kesko grocery store.

The development has been prepared in cooperation with Tampere city, the Pirkanmaa wellbeing area and Kesko. Juha Lehtonen, CEO of Balder Finland, described the assignment as an important first new-build acquisition for the social property segment and called the scheme a demanding hybrid project that combines public services and retail under one roof.

Virpi Ekholm, the city’s property manager, said the timing is positive because construction will proceed alongside the city’s own service building projects, and that the wellbeing hub will significantly improve services in southern Tampere. Ari Kulmala, facilities director for the Pirkanmaa wellbeing area, said the centre will include dental care, maternal and child health clinic services, student welfare and day activities for people with developmental disabilities. Jari Alanen, Kesko’s regional director, welcomed a new K-Supermarket for southern Tampere.

Lujatalo highlighted its experience in complex, multiuse urban projects and said the scheme has been in development since the last decade. Markus Peltonen, Lujatalo’s head of property development, thanked the project partners and said construction work is targeted to begin after the summer holiday period.
