Tampere used apartment sales tumble 21% in Jan–June as prices slip 5.6%
Used apartment prices in Tampere fell 5.6% year-on-year and second-hand transactions dropped 21% in January–June, while new-apartment sales also declined.
Used apartment prices in Tampere fell 5.6% year-on-year, while the number of second-hand transactions dropped 21% in January–June compared with the same period a year earlier, Tamperelainen reports.
The slowdown accelerated after the early-March disruption in the Hormuz Strait and a subsequent rise in interest rates, which the Central Federation of the Real Estate Industry says has heightened consumer uncertainty. The federation’s director, Tuomas Viljamaa, noted that 12-month Euribor climbed from around 2.0% last May to roughly 2.85% this May, raising monthly payments on a €200,000 mortgage by about €80.
New apartment sales also fell. Only 81 new units changed hands in the period, a 13.8% decline.
Viljamaa warns that falling prices have left the market littered with overpriced listings that fail to sell. There is a clear mismatch between supply and demand. Small apartments are plentiful on both the sales and rental markets, while larger family-sized flats are scarcer, and interest now appears stronger for four-room apartments than for studios.
Against this backdrop, Tamperelainen also highlights rental trends in Tampere. The city is ranked second only to Helsinki among Finland’s university towns in Statistics Finland’s Q2 2026 rental data, with the median studio rent reaching €600. Tamperelainen notes that Helsinki’s median studio rent is €730, meaning Tampere’s level is €130 lower. It adds that, quarter-on-quarter, market-rate rents in Tampere rose by 1% overall, while studio rents increased by 1.2%.
The slowdown follows earlier warnings about overbuilding in Tampere and forecasts of falling housing prices.
