Council Approves Plan for Up to 18 New Homes in Pispala, Preserving Historic Character
Tampere city council approved a detailed zoning plan allowing new housing along Pispalan Valtatie while aiming to preserve the area's traditional built character.
Tampere city council approved a detailed zoning plan on Monday, opening the way for new housing along Pispalan Valtatie.
The plan covers the Ylä- and Ala-Pispala and Santalahti districts on the ridge between lakes Näsijärvi and Pyhäjärvi, about three kilometres west of Tampere city centre. It includes well-known sites such as Rajaportti sauna, Haulitorni and Haulitehdas.
The plan splits the area into 135 zoning parcels. Each plot must have at least one main dwelling and a yard building, and where space allows a secondary apartment may be included.
The new rules allow up to 18 additional residential buildings on plots with protected houses and on four vacant small-house plots, while preserving the current site density.
The community board tightened requirements for facades, plinth and base construction and window divisions. The plan also includes protection markings and construction guidance to safeguard the area's traditional built character. The decision follows earlier moves to tighten building rights in Pispala to protect its historic character earlier council measures.
This is the final detailed plan of the second phase. A third phase is already underway.
