Tampere Approves 60-hectare Ojala Neighbourhood with 125 Plots, Room for 700

The City of Tampere says the city’s community board has approved a zoning plan for a new small-house residential area in Ojala, about ten kilometres east of the city centre near the Kangasala border. The 60-hectare, forested site will accommodate about 39,000 gross floor metres of new housing — roughly enough for 700 residents.

There will be no apartment blocks. Housing is limited to small-house plots, with 125 detached lots, a figure that roughly matches Tampere’s target for one year’s lot releases. Only minor technical edits were needed after the public display stage: the Mossinkaari planting area was enlarged and informal trail links into Ojalanmetsä were added. Implementing the zoning is estimated to cost about €12 million. Expected sales and rental income should cover infrastructure expenses.

Car traffic will be routed via the existing Mossinkaari. A current forest road will mainly serve pedestrians and cyclists. The main cycle route runs along Mossin Park Street; the nearest bus stops are roughly one kilometre away by road.

Ojala II is part of the wider Ojala–Lamminrahka cooperation with Kangasala, a joint plan intended to provide homes for around 5,000 residents.

Designers emphasised preserving valuable nature. Wetlands and protected species sites will remain outside building zones, and green networks and ecological stormwater solutions are planned. The scheme also includes a neighbourhood playground and a mountain-bike corridor; the playground’s detailed design is due this year and construction will follow as the area is built out.
