Detached-house prices surge in Pohjanmaa as Helsinki region medians fall

The National Land Survey of Finland recorded 23,200 residential and holiday property transactions in the period, roughly on par with last year. Median single-family home prices dropped most in Espoo (7.5%), Helsinki (6.4%) and Vantaa (5.8%). Pohjanmaa’s median rose from €120,000 to €169,000. Saara Saari, director of registry services at the National Land Survey, cautions that medians reflect completed sale prices and volumes, so price falls or a higher share of cheaper sales can shift the figure.
Outside Uusimaa, Pirkkala stood out: its median rose €49,000 to €369,000, a 15.3% increase. Saari links that jump to strong services, good transport links and limited supply. Katariina Heinua, sales manager at OP Koti Pohjoinen, says well-maintained, realistically priced homes sell briskly in Pohjanmaa and warns against direct comparisons with the pandemic-era market.
Rural detached-plot transactions rose 8.7% nationwide. Selling times remain moderate: houses in Vaasa averaged 116 days on market in early 2026. Saari said she is cautiously hopeful the market will hold, but she warned it remains highly sensitive to wider economic shifts.
